John Joyce, CCIM SIOR serves as Managing Director of the SVN Chicago Commercial Industrial group located in Rosemont. Joyce delivers professional commercial real estate services by providing real-world solutions through an integrated platform. He also provides his clients with a unique competitive advantage through competency and diligence. He executes financial analysis, market analysis, and user decision analysis for commercial real estate users and owners.
Joyce views real estate decision-making in the context of the client’s overall strategic objectives and works at understanding each company’s productivity and profitability. He focuses on his client’s short-term real estate needs and long-term growth strategies to ensure the plan being implemented is aligned with both.
His focus is on providing real estate and supply chain solutions to distribution and warehouse companies throughout the Midwest on matters including: relocations, consolidations, site search analysis, build-to-suit alternatives, incentives, acquisition, disposition, and leasing services.
CAREER HIGHLIGHTS
John completed a fifteen-year lease of a 283,000 SF, 30’ clear manufacturing, and crossed dock facility on behalf of Akers Packaging Service Group, an industry-leading corrugated box manufacturing company. The aggregate value of the lease was in excess of $18,000,000.
John completed a 1031 exchange of 850 Milwaukee Avenue in Vernon Hills, IL, with the acquisition of 4801 68th Avenue in Kenosha, WI. The sale and the reinvestment into a net leased, cross-docked facility was a $10 million transaction.
In twenty-eight years of service, he has completed more than 1,000 real estate transactions in excess of $1 billion in consideration. John has experience as an owner/investor/operator himself acquiring multiple industrial assets. That unique experience has greatly enhanced his ability to advise clients in his agency assignments.
As a CCIM, John was the CCIM Illinois Chapter President. He also teaches Leadership Development, including foundation, style & culture, and public speaking.
