Conference History
Tai Bixby has been working in real estate in Santa Fe and Albuquerque, New Mexico since 2004. Tai works across multiple commercial real estate asset classes including office, industrial, retail, land and leasing. Notable sales included the sale of 150 Washington/125 Lincoln, a 134,000sf mixed use project in downtown Santa Fe for $20,800,000 as part of the REA team and the sale of Market Station, a 32,000sf mixed use project in the Santa Fe Railyard for $17,500,000. Has has an extensive network of clients and allied resources that are the basis of a thriving real estate advisory practice based in his offices in downtown Santa Fe. Prior to his career in commercial brokerage, he worked in residential real estate development, computer networks, AutoCAD drafting and glass/ceramic production process development. He invests and lives in Santa Fe with his wife of 26 years and 3 children. In his spare time he does volunteer work for his church and enjoys travel, snowboarding and mountain biking.

• Sale of 400 Market Street $4,500,000 – Marketed and sold this 27,000 sf office building in the Santa
Fe Railyard in Santa Fe NM 2022.
• Organized BB2, LLC and Kiva Apartmens, LLC in partnership with The Brott Company – our
partnership raised capital in a syndicated investment and acquired 5501 Jefferson Ave NE, 21,0000
sf NNN leased office building in Albuquerque for $3,600,000 and Kiva Place Apartments for
$4,000,000 in 2021.
• Sale of 120 Pen Road $3,400,000 - Marketed and sold 2.5-acre site for record setting price of $29/sf
for C-2 zoned commercial land. Location of new, 140-unit Capitol Flats apartment complex.
• Sale of 142 Lincoln $3,450,000 – Marketed and sold bank owned asset to local partnership of
developers.
• Sale of Manderfield School 1105 Canyon Road $1,400,000 – Marketed and sold obsolete historic
building for Santa Fe School Board, assisted seller and buyer shepherd sale through meetings with
Canyon Road Association and H-Board review.

• Sale of industrial building 1131 Siler Road $1,000,000. Represented investor in purchase of
obsolete industrial building, assisted buyer with environmental remediation for asbestos and lead.
• Sale of $2.2 million distressed asset (office building at 501 Halona Street) to Santa Fe Community
Foundation. Provided marketing, brokerage and sales services to seller of this property. Complex
transaction involved leasing part of the building to a gallery, selling the property out of courtmandated
receivership, coordinating the sale of the note as it passed through 5 different owners,
closing a bridge loan and 2 closings of the real estate to accomplish sale.
Organized Eight M Investors LLC – Organized and closed investment pool of $1,280,000 used by
developer to leverage an additional $7,800,000 in debt financing for a 480-acre New Urbanist real
estate development in Santa Fe NM including 1,000 residential units and 3,000,000 sf of commercial
entitlements. Performed IRR and NPV analysis of developer proforma for investor/partners in support
of investments and capital restructuring.
• Sale of $1.4 million Arlington Square TIC to client of New Mexico Bank and Trust. Evaluated
multiple ground leases and TIC’s on a national scope for family trust selling property in Minnesota via
a 1031 exchange. Provided customer with comparative cash flow analysis of TIC vs. ground lease to
support decision making process.
• $1 million lease of 1767 Hospital Drive to Frazier Pharmacy – assisted client with financial
evaluation of multiple build-to-suit and existing facilities. Located unlisted to-be-built property across
the street from Christus Saint Vincent Regional Hospital. Performed NPV lease analysis to support
customer decision making process.
• Startup of Packaging Operations in Juarez, Mexico 2003. Established 3,000 square foot pilot
packaging operation in Santa Fe. Responsible for transferred and scaling of packing and fulfillment
operations to a twin plant in El Paso and Juarez, handling equipment installation/runoff, process
documentation and training for International Outsourcing Services on both sides of the border.
• Design, Procurement, Installation, Startup of 10,000 sq. ft. glass foam manufacturing facility
For Earthstone International, Santa Fe NM. Developed process, proforma and manufacturing
model for determining scale of plant. Designed and/or specified all plant equipment and plant layout.
Administered and reconciled $2MM startup budget. Supervised equipment installation,
subcontractors, and successful plant commissioning. Trained plant personnel. Established written
quality plan. Responsible for vendor relations with 15 manufacturers of custom equipment.
• Development of glass foam products, manufacturing and patents. Four years of original hands
on glass/ceramic research, prior art study and market research led to development of patented
abrasive materials made of recycled glass. Designed and executed experimental protocols for glass
foam material characterization. Co-developed full line of consumer abrasive products for Do-It-
Yourself and Domestic Cleaning segments of consumer abrasives market. Co-author of 3 patents for
products and methods of manufacturing: US5,983,671 US5,972,817 US5,821,184.
