Questions? SIOR Utah Chapter Asks the Developer
Amid year-end festivities, the SIOR Utah Chapter welcomed Mike Roderick of Roderick Development for a lively round of “Ask the Developer.” Roderick, who has a number of existing and in progress industrial projects in Salt Lake City area, provided insightful real-world analysis from a developer’s perspective. He observed that the supply chain issues have continued to improve, allowing for more certainty on building and tenant improvement timelines. Additionally, there has been some softening in the cost of building supplies. Roderick noted that one of his main challenges is finding appropriately priced land such that a project will pencil out for a reasonable return. While the Salt Lake area has issues with the supply and demand for industrial ground, he remains cautiously optimistic regarding the demand for industrial space along the Wasatch Front in the short term and more bullish in the long term.
