PREDICTIONS FOR PHOENIX REAL ESTATE MARKET UNVEILED AT SIOR ARIZONA CHAPTER'S SIGNATURE SPEAKER BREAKFAST

The SIOR Arizona Chapter hosted its Signature Speaker Breakfast at the National Bank of Arizona Conference Center in Phoenix attracting more than 60 attendees, including 30 sponsors. Compelling presentations were given by James Breeze and Jessica Morin of CBRE’s Global Industrial and Office Research Department on the latest industry trends and market predictions with a focus on significant construction projects shaping the region. Their optimistic forecasts for the end of 2024 highlighted a promising outlook for Arizona's real estate market.

Last spring, the SIOR Chicago Chapter hosted a Speaker Series Luncheon at The Glen Club in Glenview, Ill. Speakers Kirsten Bowersox, principal and COO of Xroads Real Estate Advisors; and Adam Toosley, partner with Smith Gambrell Russell; spoke to more than 60 attendees about the outlook of receiverships and distressed assets. Main insights from the discussion included the distinction between value-impaired and distressed assets, the importance of understanding the commercial mortgage-backed securities, the necessity of quick decision-making and substantial financial resources for foreclosure sales, the power of court-appointed receivership in revitalizing distressed real estate, and the critical role of effective communication tailored to the nuances of special servicers and traditional lenders.

SIOR CONNECTICUT/ W. MASSACHUSETTS CHAPTER HOLDS QUARTERLY BUSINESS & SOCIAL EVENT

The SIOR Connecticut/W. Massachusetts Chapter gathered for their Second Quarter Business Meeting and Social Hour at the Pine Orchard Country Club in Branford, Conn. A total of 49 attendees, including chapter members and guests, participated in the event. The highlight of the evening was a remote presentation by CoStar on national retail trends. Additionally, the event featured presentations from two local sponsors: Commercial Inspections Services discussed the importance of their services, while Creative Office Designs shared latest trends in office interior design, including advancements in AI integration. The gathering proved both informative and engaging, fostering networking and knowledge-sharing among real estate professionals in the region.




INSIDE SIOR INLAND EMPIRE & ORANGE COUNTY CHAPTER’S IMPACTFUL SERVICE DAY CELEBRATION

In honor of SIOR Service Day, the SIOR Inland Empire & Orange County Chapter volunteered at the Jessie Rees Foundation Team NEGU Joy Factory in Irvine, Calif. Organized by the Service Day chair Justin Null, SIOR, the event brought together 20 SIOR leaders, members, and sponsors to fill 100 “JoyJars” with toys and games for children battling cancer. Participants were deeply moved by the experience, reflecting on the importance of giving back and supporting those in need, and reaffirming the chapter's commitment to making a positive difference in the community.

SIOR INLAND EMPIRE & ORANGE COUNTY CHAPTER EMPOWERS THE FUTURE OF CRE


The SIOR Inland Empire & Orange County Chapter also hosted a gathering at Maggiano’s Little Italy in Costa Mesa, Calif., joined by 65 SIOR members and sponsors. The event featured the awarding of two $3,000 SIOR Foundation scholarships to local university students — Cole Fikse from California Baptist University, and Noah Tsai from the University of California, Riverside — which were presented by chapter president Nicholas Chang, SIOR, and scholarship chair Gary Martinez, SIOR. The evening continued with regional market updates from industry experts, including Gary McArdell, SIOR of Lee and Associates; Cameron Jones, SIOR, of SVN | Vanguard Industrial Group; and Ryan Shelton of LINK Logistics, who shared insights on the office and industrial markets in the Inland Empire and Orange County. Attendees enjoyed a fantastic evening celebrating the next generation of industry professionals, exchanging market insights, and building valuable connections.

INSIGHTS FROM THE SIOR MEXICO CHAPTER & SIOR SAN ANTONIO CHAPTER’S “NEARSHORING” GOLF TOURNAMENT

The SIOR Mexico Chapter and the SIOR San Antonio Chapter brought together nearly 60 attendees, including 30 SIOR designees, sponsors, and prospects, for their first Golf Tournament at the La Cantera Resort and Spa in San Antonio. The event featured engaging discussions on nearshoring trends, with panelists from Mexico City; Monterrey, Mexico; Laredo, Texas; San Antonio; and Austin, Texas highlighting the corridor's ongoing growth potential. Discussions revolved around identifying current barriers and necessary steps to fully capitalize on the region's expansion. The event not only provided strategic insights, but also fostered a valuable networking atmosphere for industry leaders and stakeholders alike.

SIOR MIDDLE AND EAST TENNESSEE CHAPTER HOSTS INFORMATIVE PANEL DISCUSSION

The SIOR Middle and East Tennessee Chapter recently convened a panel in Nashville, Tenn., drawing 35 SIOR members. The panel featured expert speakers such as: SIOR Global President David Lockwood, SIOR; David Hicks from EastGroup; Wendy Welsch from GBT; and Tyler Muesch from Pinnacle Financial Partners. Attendees enjoyed a comprehensive overview of current trends in CRE lending, mixed-use development, and industrial acquisitions and development. A full room of brokers eagerly absorbed the latest developments and strategies in Tennessee's real estate market, gaining valuable insights into deal structures and market dynamics.

SIOR Oregon Chapter members attended a highly anticipated annual chapter event hosted by the chapter’s long-time sponsor, Perlo Construction. The event, held at the Hotel Zags, featured a presentation of the annual Construction Cost Trends Booklet. This booklet, tailored specifically for SIOR Oregon Chapter members, serves as an invaluable resource, setting informed goals for future growth. Attendees were encouraged by the positive news that building component costs are on a downward trend, signaling a more optimistic outlook for the industry.

The highly anticipated SIOR Southwest Regional Networking Event took place in Austin, Texas, drawing a diverse group of attendees. The day began with a scenic boat tour on Lady Bird Lake under perfect weather conditions, allowing SIOR members and sponsors from across the region to reconnect. Later, participants gathered at Bob’s Steak & Chop House for a delightful dinner, where SIOR Global President David Lockwood, SIOR, provided insights into the status of the organization. Post-dinner activities continued at the Driftwood Club, where attendees enjoyed cocktails and engaged in deal-making discussions. The event proved to be a memorable occasion, blending professional networking with enjoyable social interactions against the backdrop of Austin's vibrant atmosphere.

SIOR WASHINGTON CHAPTER KICKS OFF NEW SCHEDULE OF EVENTS WITH DYNAMIC DEVELOPER DINNER

The SIOR Washington Chapter held its Dynamic Developer Dinner where it introduced a revitalized chapter event schedule, signaling new energy and enthusiasm within the chapter. Held at Ascend Prime Steak & Sushi in Bellevue, Wash., the Developer Dinner drew 30 attendees. The event began with a cocktail party and networking session, followed by a dinner. Presentations were given from the event's three sponsoring developers — Panattoni, Bridge Industrial, and Prologis — each showcasing their latest developments. The session also featured a live Q&A led by chapter president Kraig Heeter, SIOR, was well received and left attendees engaged and optimistic by night's end.
